The new development at 300 Ivy is from architect David Baker and Partners. The project will have 62 units consisting of market rate residential townhomes and flats plus retail at street level. The homes will surround a shared-space courtyard, with decks and terraces. The project will also be “green” with a photo-voltaic solar-thermal-panel roof and a living roof community garden. 300 Ivy adheres to the cities 'transit first' policy and encourages use of public transportation with one automobile space for every two units. The building will have 23 1-bedroom units, 34 2-bedroom units, and 5 3-bedroom bi-level units. Construction began in the Spring of 2012, and pre-construction sales are likely to start in February or March of 2013. Pricing has not been released.
Sean Sullivan, Senior Sales Leader at Climb Real Estate comments that “New construction in Hayes Valley is rare and I've seen a broad spectrum of buyer profiles interested in this building.” More prospects also work in the city or neighborhood and are attracted to living in a genuine neighborhood and walking or taking a short transit ride to work. That scenario is the considered the ultimate luxury for these buyers. Sullivan says, “I have 2 people ready to jump on 300 Ivy and both currently own in the neighborhood and are looking to trade up to larger homes that will accommodate the next phase of their lives.
