You may know it as the old Cowan Building...

Bridal and More used to be in it -- but other than that it's been sitting empty for over 20 years.

Until now.

We drive past the downtown Cowan Building all the time.

"This building was an eye sore here to for a long time," says Loran Galpin, Designer & Construction Manager, Broadway Tower.

But not anymore.

Loran Galpin and his crew are renovating this six story site calling it the Broadway Tower.

The main floor

"It's just beautiful," says Galpin.

A restaurant.

"They'll have windows all the way along, all the way to the alley side. There isn't a restaurant that has this kind of exposure in the downtown," says Galpin.

The kitchen will be in the back and this front space will be a deli.

The next floor...

"This will be an office space but the bottom line is it's available for rent and we're showing it now," says Galpin.

The third floor is taken by the Langan Engineering Company.

Here you'll find a New York like setting complete with a coffee bar.

"Ever out here for a day and you say you know I'm going to come down and get a cup of coffee, pull up at my bar stool, you know, have a chance to visit for the morning. I mean, what a great place to do it," says Galpin.

With a reception area, work stations, and this fancy office.

"It's like you're up in the woods, but you're in downtown," says Galpin.

The fourth and fifth floors are for more office room and space for the ownership of the building.

Last but not least is the basement.

"The goal is to have a big old U-shaped bar that'll go here. You'll be greeted when you come on down. Have small tables along the outside sitting, larger tables as you go on back," says Galpin.

The old building is sure to bring new life -- to downtown...

"I love the downtown and, you know, just to walk out and head down the street or over the corner to have a cup of coffee, it's the best. It should be an absolute fun show piece when it's all said and done," says Galpin.

Galpin says another unique thing about the building is that it will have a state of the art Mitsubishi heating and cooling system.

He hopes the project will be finished in a year -- depending on how fast they get tenants.
