Construction Begins For Third Time on Apartments

Minot's Chateau Apartment complex has been through a lot in the last few years...

A flood -- and two separate fires have knocked the building down...but it has started to rise once again.

Investors Real Estate Trust owns the facility -- and they have made the decision to build it again.

Perry Olson has that. It's a case of try...try..try again for the Chateau Apartments near Arrowhead Shopping Center in Minot...

(Tim Mihalick - IRET President and CEO) "My look at it is, third time is a charm the wrong way. We have had three disasters here and we can't have another one. Forth time has to be good going forward."

A flood and two fires have done a number on this facility -- the most recent being this February 2nd inferno that destroyed the under construction facility. It was a massive blaze that struck just a few weeks before some of the units were set to be completed. Now -- the lumber is coming together once again...

(Justin Hammer - IRET) "They are framing up the 15 plex and will start working their way west so I would say every week you will see a lot of progression going on."

The site was cleared -- and much of the concrete had to be jackhammered up...but still, the underground work was already in place for this latest rebuild...meaning a pretty quick turnaround for the buildings that will bring another 72 units to Minot...

(Justin Hammer - IRET) "All the storm sewers and all that stuff was already in place so it went a lot quicker this time. Lot less ground work to do...just tear some concrete up and replace it."

It's been a long few years here at this location -- from flood waters, to two separate fires...some may question the move to build again...but not IRET president at CEO Tim Mihalick...

(Tim Mihalick - IRET President and CEO) "I was just in NY at a convention and a number of people asked if we were sure it wasn't built on an ancient burial ground or something! It worked well for 30 plus years prior to this and we intend to have that happen again."

So they are building again...and soon, the tenants will come. In Minot, Perry Olson, KX News. 

As for an official cause of the February fire that destroyed the east wing of the Chateau, officially, there was never a cause determined.
